PURPOSE: As per the new Colorado Senate Bill 05-100 Section 38-33.3-209.4 the following documents must be disclosed to Owners annually:

      • Association contact information
      • Operating budget for current fiscal year
      • Annual financial statements
      • Results of any financial audit
      • A list of all Association insurance policies
      • Association by-laws and minutes from Board meetings

AUDIT INFORMATION:

According to Colorado Statute 8-3.3-303 no audit is required at this time. An audit is
required only when both of the following conditions are true of the association:
1. The association has annual revenues or expenditures of at least $250,000 and
2. An audit is requested by the Owners of at least one third of the units represented
by the association.
